BRE Properties is committed to building sustainable development projects throughout the western United States. We presently have 9 projects in the approval, design or construction phases that incorporate green building components . As a long term owner, BRE has made green building a standard practice to benefit our residents and the environment. To see just a few of these features planned for the Wishire & La Brea project click on Project Vision.
Water Conservation
Our company utilizes the WeatherTrak irrigation control system for landscaped areas. The system downloads weather data via satellite, measures moisture content in soils and transmits this information to the controllers to automatically adjust the irrigation output. This prevents overwatering and can reduce water usage as much as 55%. This system is being integrated not only in new development projects, but in our portfolio of existing properties as well.
Our Taylor 28 project in Seattle, WA utilizes landscaped rain gardens incorporated into sidewalks to add green to the streetscape while collecting storm water run off for the site. The project also utilizes a cistern to hold recycled water that is used for landscape irrigation.
Transit Oriented Development
We have a wide portfolio of properties that encourage alternate forms of transportation. The Stuart Apartments in Pasadena are part of a master plan at the Gold Line Metro station at Sierra Madre Villa. Pinnacle at Fullerton is located one block away from the Fullerton Metrolink station. One of BRE's newest properties, Avenue 64 in Emeryville, CA is in close proximity to the BART rail line leading into San Francisco. By building at or near mass transit, we offer our residents the opportunity to reduce their use of cars which in turn reduces carbon emissions.
BRE's sustainability efforts include bicycle storage for as many as 35% of units which are incorporated at our 5600 Wilshire, Wilshire La Brea and Phase II of the Stuart Apartments projects.
Energy Conservation
New developments also include "cool roofs", which reduce the amount of energy required to cool the building. Energy saved by this is estimated to be as much as 15%. Energy Star appliances are used extensively as well, including refrigerators, ovens and dishwashers. This feature at our 5600 Wilshire project will reduce reliance on the air conditioner and lower energy bills for our residents by 15% or more.
Recycling
We look to recycling in our existing portfolio and new developments. At our Stadium Park project in Anaheim we crushed the floor of an existing 150,000 sqft warehouse and utilized the concrete in our new construction. At our 5600 Wilshire we diverted 73% of the construction waste from the landfills to recycling and salvaging facilities.
